Modification of service fees for guests

Have you noticed a change in your service fee amount and are wondering why? Don't worry, here is a clear explanation of what has changed and what this means for your bookings.

What has changed

We have updated how we calculate our service fees. Previously, fees were spread equally across all payment instalments for your booking: the same percentage applied each month for the entire duration of the rental.

From now on, service fees are concentrated on the first instalment and then become very low for subsequent ones:

• On the first instalment: 20%
• On each subsequent instalment: 2% of the instalment amount, with a minimum of €8

For a rental of more than 45 nights, the first instalment is calculated based on 45 days of rent, which is equivalent to 30% of one month's rent. For a stay of 45 nights or less, everything is paid at once: the service fee is 20% of the booking amount.

Why this change?

The equal distribution had an undesirable effect on long-term rentals: by paying the same percentage every month, the total service fees increased automatically with the lease duration. A one-year rental ended up being much more expensive in terms of fees than a rental of a few months, even though the service provided is the same.

By concentrating the fees at the beginning, we are correcting this imbalance: the longer your rental lasts, the less it costs you in service fees.

What this means in practice

Let's take a rental of €1,000 per month for 12 months:

• With the old calculation: €120 in fees each month, for a total of €1,440
• With the new calculation: €300 on the first instalment, then €20 per month, for a total of €520

The first instalment is therefore higher than before, but the total you pay for your entire rental is significantly lower. For short stays paid in one go, the service fees are 20% of the booking amount.

What about existing bookings?

Nothing changes. The new calculation applies only to bookings created after it was implemented. If your booking was already confirmed, it keeps the payment schedule and the service fees that were presented to you at the time of your payment.

Would you prefer not to pay any fees?

You can eliminate your service fees entirely by subscribing to a Premium Pass. Once active, the Pass removes service fees entirely from your bookings for its entire duration.

Good to know: some hosts choose to cover the entirety of the service fees themselves. On these listings, you pay no service fees, regardless of the length of your stay.
