Service fees as a host

As a host on Roomlala, a service fee is deducted from each reservation. These fees are automatically taken from your payment, so you don't have to pay anything separately. Here's how it works.

What are the service fees for?

Service fees cover the operation of the platform and the services provided to you:

  • Applicable VAT
  • Bank charges related to payment processing
  • Insurance included with bookings
  • Support from our team and connecting you with tenants

How are service fees calculated?

Service fees are 3% of the rental amount (including utilities and cleaning fees), with a minimum of €3.

For example, if a tenant reserves your accommodation for a rent of €600, the service fees will be €18. You will therefore receive €582 in your account.

How are the fees deducted?

You don't need to do anything. Service fees are automatically deducted from the amount you receive. Specifically, when the tenant's payment is confirmed, Roomlala transfers the rent, minus the service fees, directly to your bank account via bank transfer.

Do the fees apply to each month's rent?

Yes. For long-term rentals with multiple rent instalments, the 3% service fees apply to each instalment, and not just once for the entire duration of the rental.

Where can I view the service fees?

Service fees are always displayed transparently. You can find them in several places:

  • In your messages: the summary of amounts shown in the conversation with the tenant indicates a line for "Service fees" with the deducted amount.
  • On your invoice: each reservation generates an invoice detailing the gross rent, the service fees excluding tax, the VAT on the service fees, and the net amount you receive.

Can service fees be reduced?

Yes. If you have a Premium Pass, your Pass balance is used to reduce the service fees. This reduction appears under the label "Premium Pass Benefit" in the summary of amounts and on your invoice. The amount saved directly increases what you receive.

How to read my invoice?

Your invoice details the following calculation:

  • Rent: the gross amount paid by the tenant
  • Service fees ex-VAT: the fees excluding tax deducted by Roomlala
  • VAT: the VAT applied to service fees (20%)
  • Total: the net amount you receive (rent - fees - VAT)
