Service fees as a tenant

When booking, you will see a service fee. Don't worry: here is what it is for and how it is calculated, from a tenant's perspective.

What are the service fees for?

Service fees accompany your online booking on Roomlala. They fund the platform and the guarantees related to your booking:

• Secure payment of your rent
• Refund in case of cancellation, according to the applicable terms
• Insurance adapted for rentals

How much do they cost?

Service fees are not the same for every instalment: the bulk is paid at the time of booking, and then the amount becomes very low for subsequent instalments. The calculation therefore depends on the duration of your rental.

For a stay of 45 nights or less

Your stay is paid in one go. Service fees represent 20% of the booking amount, with a minimum of £8.

For a rental of more than 45 nights

Your rent is split into several monthly instalments, and the service fees follow a degressive structure:

• On the first instalment: 20%, calculated on 45 days of rent (i.e. the equivalent of 30% of one month's rent)
• On each subsequent instalment: 2% of the instalment amount, with a minimum of £8

In practice, for a rent of £1,000 per month over 12 months: £300 in service fees on the first instalment, then £20 per month. That's £520 over the entire duration of the rental.

The advantage of this system: the longer your rental lasts, the less you pay in service fees. You do not pay proportional fees every month for years.

The amount is always displayed before you pay

Regardless of the duration of your rental, the exact amount of the service fees is shown in the price breakdown before you confirm your booking. If you pay in several instalments, the full payment schedule is presented to you, instalment by instalment, before confirmation. Therefore, you know exactly what you are paying, and when.

How can I stop paying service fees?

With the Premium Pass, your service fees are entirely removed: you book without paying any service fees. The Pass is a subscription that you can purchase from your personal account, in the Premium Pass section.

Good to know: some hosts choose to cover the entirety of the service fees themselves. On these listings, you pay no service fees: the price displayed is the final price.
