Service fees for tenants

When you make a booking on Roomlala, service fees are added to the rent amount. These fees allow Roomlala to operate and provide you with a quality service. Here's everything you need to know.

What are service fees for?

Service fees cover several essential elements to secure your booking:

  • Applicable VAT
  • Bank charges related to processing your payment
  • Insurance included with your booking
  • Platform operation and support from our team

How are service fees calculated?

Service fees correspond to 12% of the rent amount (including utilities and cleaning fees), with a minimum of €8.

Specifically, if your rent is €500, the service fees will be €60. If your rent is very small (for example €50), the minimum of €8 applies instead of the €6 that a 12% calculation would yield.

Where can I see the service fees?

Service fees are always displayed transparently. You can find them in several places:

  • On the listing page: when calculating the price, service fees appear in the breakdown of the total amount.
  • In your messaging: the price summary displayed in the conversation with the landlord indicates the "Service fees" line with the amount.
  • On your invoice: service fees appear here with the pre-tax breakdown.

Can service fees be reduced?

Yes, there are two ways to reduce your service fees:

  • The Premium Pass: if you have a Premium Pass, your Pass balance is used to reduce the service fees. The reduction appears on the "Premium Pass discount" line in the price summary. A minimum service fee still applies even with the Pass.
  • A promo code: if you have a valid promotional code, the discount is deducted from your service fees.

Are service fees refundable?

In case of booking cancellation, the refund of service fees depends on the cancellation policy chosen by the landlord and when you cancel. Consult our article on cancellation policies to find out more.
